Clearing for every kind of project

North of Pensacola, much of the land in Cantonment, Molino, Pace and Milton is still wooded with pines, scrub oaks, wax myrtle, yaupon and thick vines. Even inside the city, a few unattended years turn a lot into a wall of growth. We clear property for:

Selective clearing vs. clear-cutting

A lot with established shade trees is more attractive, cooler in summer and often more valuable. Full clearing makes sense for building footprints and driveways, but even then a good plan protects the trees you want to keep by fencing off their root zones during construction.

Methods

The right method depends on the size of the area, what's growing on it and what comes next:

  • Hand clearing with chainsaws and brush cutters works for small yards, steep slopes and areas close to houses and fences.
  • Forestry mulching uses a machine that grinds standing brush and small trees into a mulch layer left on the ground. It's fast, leaves no burn piles, helps control erosion and is popular for fence lines, trails and understory clearing.

Local rules worth knowing

Clearing land in Northwest Florida can involve more regulation than people expect:

  • Burning yard debris or land-clearing piles requires following Florida Forest Service rules, and larger piles need an authorization. Many neighborhoods and municipalities restrict open burning entirely. Mulching or hauling avoids the issue.
  • Wetlands are common in low areas near the Blackwater, Escambia and Yellow rivers and around bayous. Clearing in wetlands may require state or federal permits. If your land has standing water, cypress, or wetland plants, check before clearing.
  • Tree protection rules in the City of Pensacola, Gulf Breeze and the counties can apply to large trees on lots being developed, even if they wouldn't apply to an existing homeowner removing a single tree. Your builder or engineer can tell you what is required for your site plan.
  • Gopher tortoises live in many sandy, upland areas of Santa Rosa and Escambia counties and are a protected species. If you see burrows (half-moon shaped openings in sandy soil), Florida Fish and Wildlife Conservation Commission rules generally require a survey and permit before land clearing near them.

Pricing land clearing

Clearing is usually priced by the acre or by the job, depending on density. A lightly wooded, flat lot with small brush clears much faster than a dense thicket of vines and hardwood saplings with large trees mixed in. Haul-off, stump grinding and access all affect the price.
